Buyer's guide

How buying a home in Spain works

Read the full guide →
  1. Consultation and budget

We start with a conversation about what you are looking for — area, type of home, budget, timing and whether you will live in it, rent it out or both. We also look at your total budget, including purchase taxes and fees, and at financing if you need a mortgage.

  2. Selection and viewings

We send you a selection of matching homes and arrange viewings in person or by live video call. On a viewing trip we plan the route for you and show you the surroundings: beaches, shops, schools, golf and transport.

  3. NIE and a Spanish bank account

Every buyer needs an NIE (foreigner identification number) and, in practice, a Spanish bank account. We help you arrange both — in person or through a power of attorney.

  4. Reservation and legal checks

When you have found the right home, you sign a reservation agreement and pay a reservation deposit, which takes the property off the market. Your independent lawyer then checks the land registry, licences, debts and charges, and for new builds the developer's permits and guarantees.

  5. Private purchase contract

Next comes the private purchase contract (often an 'arras' contract), usually with a payment of around 10% of the price. For off-plan homes, the remaining instalments before completion must be protected by a bank guarantee or insurance.

  6. Mortgage (if needed)

Spanish banks lend to non-residents, typically up to 60–70% of the purchase price or valuation, depending on your profile and the bank. We work with mortgage advisors who compare offers for you.

  7. Signing at the notary

You sign the title deed (escritura) at the notary and pay the balance. You receive the keys — and the deed is then registered at the land registry in your name. You can sign in person or through a power of attorney.

  8. After the purchase

We help you set up utilities, community and tax payments, insurance and — if you wish — furnishing, interior design and rental management. Our support does not end at the notary.
