The real estate industry has stirred up extreme emotions for years. Some consider it a safe haven for capital, others a space full of traps where "you have to have connections to get anything." Right? As is usually the case - it's somewhere in the middle.
In this article, I want to share some facts that dispel the myths and show what the real estate market is really like – especially in Spain.
1. You don't have to be a millionaire to invest
Many people still think that investing in real estate is a privilege reserved only for the rich. However, the reality is completely different.
There are new apartments available on the market starting from around 100-150 thousand euros , and with the help of a financial advisor you can get financing even as a non-resident. Own contribution? Often 30-40% is enough.
2. Agents do not always work on commission from the buyer
This is very important information, especially for those who are afraid that the agent will "pressure you just to sell something."
In practice, many offices – including mine – do not charge a commission from the buyer . The fee comes from the developer, and the client receives full support – from the first contact, through market analysis, to the signing of the notarial deed.
3. Real estate prices do not rise always and everywhere
The real estate market – also in Spain – is not one big bubble. There are locations that are rapidly increasing in price, but there are also those that need time to develop.
That’s why knowledge of the local market is key – not just pretty pictures from a catalogue.
4. Buying real estate is a process – not an overnight decision
Contrary to what we sometimes see in advertisements, the buying process requires time and preparation . You need to verify the legal status of the property, analyze the surroundings, learn about maintenance costs, and (in the case of a developer) payment terms and deadlines.
A good office will help you go through this process step by step – without rushing, but with confidence.
5. The real estate market in Spain is not just about dreams – it's also about numbers
Of course, the sea view and 320 sunny days a year are impressive, but it is worth remembering that real estate is also an investment .
Rental income, property value appreciation, the ability to use your own apartment on vacation – all this means that many customers combine business with pleasure .
