The real estate industry has stirred strong emotions for years. Some consider it a safe haven for capital, while others see it as a trap-filled space where “you need connections to achieve anything.” The truth? As is often the case, it lies somewhere in the middle.
In this article, I want to share some facts that debunk myths and reveal what the real estate market truly looks like – especially in Spain.
1. You don’t have to be a millionaire to invest
Many people still believe that investing in real estate is a privilege reserved exclusively for the wealthy. Meanwhile, the reality is quite different.
New apartments are available on the market starting from around 100,000–150,000 euros, and with the help of a financial advisor, financing can be obtained even as a non-resident. Down payment? Often, 30–40% is sufficient.
2. Agents don’t always work on commission from the buyer
This is very important information, especially for those who fear that an agent “will push to just sell something.”
In practice, many agencies – including mine – do not charge commission from the buyer. Remuneration comes from the developer, and the client receives full support – from the first contact, through market analysis, to the signing of the deed.
3. Property prices don’t always rise everywhere
The real estate market – including in Spain – is not one big bubble. There are locations where prices are rising rapidly, but there are also those that need time to develop.
Therefore, local market knowledge is crucial – not just beautiful catalog photos.
4. Buying property is a process – not a day-to-day decision
Contrary to what we sometimes see in advertisements, the purchase process requires time and preparation. You need to verify the legal status of the property, analyze the surroundings, understand maintenance costs, and (in the case of new developments) payment terms and completion dates.
A good agency will help you navigate this process step by step – without rush, but with certainty.
5. The real estate market in Spain is not just dreams – it’s also numbers
Of course, a sea view and 320 sunny days a year are impressive, but it’s worth remembering that real estate is also an investment.
Rental income, property value appreciation, the possibility of using your own apartment for holidays – all this means that many clients combine business with pleasure.
